Minimum Training & Experience

Graduation from high school and four years experience as a building inspector, commercial construction/building trades foreman, commercial journeyman, electrician or construction manager. The equivalent combination of education and related work experience may be considered. Successful candidate must obtain four (4) certifications within one (1) year of employment and all four (4) remaining certifications within the second year of employment. Customer service skills are required. The equivalent combination of acceptable training and related work experience may be considered.

A valid South Carolina Driver's License is required.

Desirable Knowledge, Skills, & Abilities

• Knowledge of construction and inspection methods and practices used in various types and stages of construction when possible defects and violations may be easily observed and corrected.

• Knowledge of defects and flaws in construction and construction materials and effective corrective measures.

• Knowledge of codes, regulations, specifications, and ordinances governing the construction process.

• Ability to recognize conditions likely to result in collapse or failure of facilities and structures under construction.

• Ability to read construction plans and specifications and recognize deviations from such plans in the construction process.

• Ability to maintain positive customer-focused relationships with co-workers, supervisors, agencies, the general public, and all other internal and external customers. Personally demonstrates appropriate customer service skills.

• Ability to communicate and present ideas effectively, orally and in writing, and to keep accurate records and prepare reports.

• Ability to perform basic computer data entry.

• Ability to respond to emergency calls after normal work hours and on the weekends.

Specific Duties

• Inspects commercial and residential construction projects, buildings, and other related work regulated by City specifications, municipal building codes, or related codes and standards.

• Assists other inspectors or superiors in conducting inspections.

• Meets with contractors, engineers, property owners, and other interested parties; explains codes, regulations, and specifications.

• Keeps accurate daily records; prepares and maintains necessary reports and records; enters data into computer.

• Brings apparent code violations, deficiencies, conflicts, or vagaries to the attention of superiors for their interpretation, clarification, information, or action.

• Performs all other duties as may be assigned to meet organizational needs.
